Colombo And Negombo Developments Set New Standards in Luxury and Lifestyle Real Estate
Sri Lanka’s real estate sector took centre stage at the 2025 PropertyGuru Asia Property Awards, with the International Luncheon at The Athenee Hotel, a Luxury Collection Hotel, Bangkok, recognising the island’s most outstanding developments and design achievements.
The most notable Sri Lankan developer was Home Lands Group of Companies, which took home the esteemed titles of Best Developer and Best Lifestyle Developer. Top honors were also given to the company’s flagship projects: Santorini Resort Apartments & Residencies in Negombo won Best Completed Condo Development, Bayfonte Marina Resort Apartments & Villas in Negombo was named Best Waterfront Condo Development, and Pentara Residencies’ Thummulla Handiya “The Address in Colombo” was named Best Luxury Condo Development (Colombo).
Other Sri Lankan winners were Urbanspace Interiors Pvt Ltd, which was recognised for Best Condo Interior Design with the Pentara Model Apartment, and Groundworth (Pvt) Ltd, which received Special Recognition for Land Investments. These accolades demonstrate Sri Lanka’s increasing proficiency in building luxury residences, lifestyle-oriented developments, and thoughtfully designed interiors.
While Sri Lanka was the focus of attention in South Asia, Middle Eastern real estate excellence was also celebrated. The region’s dedication to luxury and lifestyle real estate is demonstrated by Chedi Hospitality’s Best Branded Residential Development award for The Chedi Private Residences, Sheikh Zayed Road, Dubai.

Dr. Nirmal De Silva, Emeritus Prof. Chitra Weddikkara, Managing Director of QServe Pte Ltd; Roshan Madawela, Founding Director and CEO of the Research Intelligence Unit (RIUNIT); Nandike D. Samaranayake, Chartered Architect, AIA (SL); and Stephanie Balendra, Director of Homes N Spaces Lanka Properties (Pvt) Ltd. were among the independent panel of experts who judged the 2025 PropertyGuru Asia Property Awards (Sri Lanka).
A separate panel comprising Sam Issa, Managing Director of Realpoint Real Estate Consultancy LLC; Chelsea Elise Perino, Managing Director of Global Marketing & Communications at The Executive Center; Imad Damrah, Managing Director-KSA at Colliers International; James A. Kaplan, CEO of Destination Capital Company Limited; and Stephen Oehme, Director of Quantum Analysis PTE LTD Singapore, evaluated the Middle East awards.
The judging process in Sri Lanka was supervised by Dinuk Hettiarachchi, Managing Partner of HLB Sri Lanka, represented by Nihal Hettiarachchi & Company, Chartered Accountants. HLB, under Lavin Nalinababu and Khalid Otain, oversaw the Middle East judging.
The winners from Sri Lanka went on to the 20th PropertyGuru Asia Property Awards Grand Final, which took place in Bangkok on December 12th, 2025. Pentara Model Apartment by Urbanspace Interiors Pvt Ltd won Best Condo Interior Design (Asia), while Home Lands Group of Companies was awarded Best Lifestyle Developer (Asia). The Chedi Private Residences in Dubai, the Middle East winner, was recognised as Best Branded Residential Development (Asia).
Top winners from the PropertyGuru Asia Property Awards series, including Australia, Hong Kong, Indonesia, Japan, Macau, Mainland China, Malaysia, the Middle East, the Philippines, Singapore, Sri Lanka, Thailand, and Vietnam, were celebrated in the Grand Final, solidifying Sri Lanka’s position as one of Asia’s top real estate leaders.
